The key factors: (1) Increased UV exposure from south and west-facing windows at height — UV degrades leather colour and weakens fabric fibres faster than at lower floors. (2) Wind-driven moisture: in Mumbai especially, high-floor apartments face direct sea wind during monsoon — balcony doors that are slightly open during heavy rain can wet furniture 3–4 m inside the apartment. (3) Reduced noise insulation at height — high-rises with glass-heavy facades have less acoustic mass, making furniture material choices (hard vs soft surfaces) more acoustically significant. (4) Higher heating from glass facades — south-facing high-floor apartments in Mumbai get intense afternoon sun that heats interior surfaces to 45–50°C in May–June.

UV and Sunlight Management

Full-grain leather fades under sustained UV exposure — the dye in aniline leathers is particularly vulnerable. For high-floor south or west-facing apartments, choose a semi-aniline or pigmented leather with UV-resistant finish, or position the sofa perpendicular to the window wall rather than facing it. Fabric sofas: solution-dyed fabrics (where colour is applied in the fibre production process, not surface-printed) have significantly better UV resistance than surface-dyed fabrics. If in doubt, request a fabric sample and leave it on a south-facing windowsill for 2 weeks — solution-dyed fabric shows minimal fading; surface-dyed shows visible colour shift.
