When Should You Order Furniture After Getting Possession? The Honest Timeline

Most people think about furniture the week they get their keys. That's usually four to eight weeks too late — and at least six months too early to buy everything. Here's the actual sequence that nobody tells you.

You've been waiting for this moment — the builder has finally handed over the keys. The flat is yours. But it's also bare concrete, half-painted walls, and the faint smell of construction. And you suddenly realise you haven't thought about furniture at all.

Or the opposite happens: you ordered the sofa three months ago, it's sitting in the showroom, and the builder has just pushed possession by another six weeks. Again.

Both situations are common. Both are avoidable. Here's the furniture timeline that actually works for a new flat in India.

The Problem with Furniture Timing in India

India's new home process has a peculiarity that most Western furniture guides don't account for: the gap between possession and livability. When a builder hands you keys, the flat is rarely move-in ready. Painting, flooring (especially if you're upgrading from builder-grade tiles), modular kitchen installation, electrical work, and civil modifications all happen after possession — sometimes over two to four months.

If you've ordered your sofa before this work is complete, it'll either sit in a godown (with storage charges) or arrive on-site to be scratched, dusty, and damaged within a week. Neither option is good.

On the other hand, if you order everything after possession, you're looking at the delivery lead times — which for quality furniture can be 6 to 14 weeks. That means living in a bare flat for months while waiting for pieces to arrive.

The solution is a staged ordering strategy. Here's exactly what it looks like.

Step by Step: The Correct Sequence

1

When You Receive the OC — Start Measuring

The moment the Occupancy Certificate is issued, visit the flat with a tape measure. Get exact dimensions of every room, ceiling height, door widths (critical for bed delivery), and any fixed features like columns or beams. Photograph everything. This data is what you'll give to your furniture brand when ordering.

2

Before Any Civil Work Starts — Order Your Sofa and Bed

This is the most counterintuitive advice, but it's correct. A premium sofa or custom bed in India has a lead time of 6 to 14 weeks from order to delivery. If you wait until the flat is ready, you'll be sleeping on a mattress on the floor for two to three months.

Place the order now. Schedule delivery for four to six weeks after anticipated move-in. Most good furniture brands will hold the piece in their warehouse for a few weeks at no extra cost.

3

During Civil Work — Don't Order Anything Else

Painting, flooring, kitchen installation — this phase creates dust, moisture, and risk. Any furniture on-site during this period will be damaged. Modular kitchen and false ceiling work comes first; everything else waits.

4

Once Flooring Is Done — Order Wardrobes and Storage

Wardrobe heights are measured from finished floor to ceiling. If the flooring hasn't been laid, you don't have accurate measurements. Order wardrobes once the floor is complete — they'll typically arrive in three to four weeks (faster than upholstered furniture).

5

At Move-In — High-Use Pieces Should Be Ready

If you've followed this sequence, your sofa and bed arrive within the first week of moving in. The dining table should arrive within the second week. You're functional from day one.

6

Month 3 to 6 — Accent and Decor

Floor lamps, wall art, decorative cushions, balcony furniture — buy these after you've lived in the space for at least a month. You'll understand the natural light, traffic flow, and where you actually spend time. Most people who buy everything on day one end up moving half of it around or regretting it within six months.

Lead Times to Know: What Takes How Long

Bed with storage

2–4 weeks

6–10 weeks

Dining Table (solid top)

3–5 weeks

8–12 weeks (marble, custom sizes)

Wardrobe (laminate)

2–3 weeks

4–6 weeks (custom finish or walk-in)

The Monsoon Factor: If your possession date falls between June and September, add two to four weeks to all delivery estimates. Roads in Mumbai, Pune, and coastal cities can delay shipments significantly during monsoon. Premium furniture brands will not rush a delivery that could result in water-damaged upholstery.

The Special Case of Italian and Premium Furniture

If you're buying from premium brands — particularly those with Italian sourcing or manufacturing — the lead time calculus changes. European-sourced components have longer pipelines. Fabrics and finishes are ordered after you confirm, not held in stock.

SOISU's Standard Bespoke pieces are designed specifically to shorten this gap. Rather than fully custom, they're built in a curated set of dimensions and finishes that suit Indian flat proportions — but manufactured to Italian specifications. Lead times range from 8 to 12 weeks, and delivery is coordinated to your move-in date, not the showroom's convenience.

"The biggest furniture mistake new homeowners make isn't buying the wrong piece. It's buying the right piece at the wrong time."

If You've Already Made This Mistake — What to Do

If you've taken possession and haven't ordered anything yet, here's how to recover:

Week 1–2: Order a mattress on a temporary frame (even a foldable one). Sleep first. Everything else is secondary.

Week 2–4: Place your sofa order immediately. Accept that it'll take 6–10 weeks. In the meantime, borrow or buy a basic garden chair for the living room — it's temporary.

Week 4–6: Order dining table, bed frame, and wardrobes. These have shorter lead times and will arrive before your sofa.

Month 2–3: By the time your sofa arrives, the rest of the flat should be set. The sequence auto-corrects itself.

Frequently Asked Questions

Can I order furniture before possession in India?

Yes — and for premium or custom pieces, you should. Place the order when you receive your possession letter or OC, and schedule delivery for three to four weeks after your actual move-in date. Most furniture brands will hold the piece for a few weeks at no charge.

How long does custom furniture take in India?

Custom or premium furniture in India typically takes 8 to 14 weeks from order confirmation to delivery. Standard catalogue pieces from mid-range brands take 3 to 6 weeks. Factor in monsoon delays of 2 to 4 weeks if your possession falls between June and September.

What furniture should I order first for a new flat?

Order the sofa and bed first — they have the longest lead times and are the most critical for making a flat livable. The dining table and wardrobes can follow. Accent furniture and decor should be bought last, after you've lived in the space for at least one month.

Should I wait for Diwali or year-end sales to buy furniture?

Diwali sales can offer 10–20% discounts on mid-range brands. However, if your possession date is before Diwali, waiting can mean living in an unfurnished flat for months — which is rarely worth the savings. For premium furniture, sale discounts are uncommon, and lead times remain the same.
